  1. Firstly, exterior blemishes can make a poor impression on buyers. So, make your front door visible and reachable to buyers. Paint the door, clear deadwood and clutter from the walkway and yard. Pot or plant colorful annuals and perennials to attract awareness from the street.
  2. Fix broken screens, doorbells, roof tiles, and outdoor lighting.
  3. You can also, install new door handles, spigot, towel bars and replace your doormat  – fixtures that are readily visible to home buyers – rather inexpensively.

This is not usually true always as a good realtor will save you time and money.  Whether you’re working with an agent or going it alone, setting the right asking price is key so, do not be tempted to start with a very high price. Remember the comparable market investigation you did when you bought a home to figure out a fair offering price? Buyers will do this for your home, too, so as a seller you should be one step ahead of the game. Absent a housing bubble overpriced homes do not sell. Don’t worry too much about setting a price that’s on the low side because this will create multiple offers.

De-personalize

Take all the things that make your home “your” personal refuge (e.g., family photos, religious decor, and kitschy memorabilia), pack them up and put them in storage. Keep your home as simple and neutral as possible. Make your house clean and welcoming.

Buyers want to visualize your house being their house—and it’s hard for them to do that with all your personal items marking the territory as yours.

Access is essential

Homes that don’t get shown don’t get sold.  Don’t make it difficult for agents to get their clients into your home—if they have to make appointments way in advance, or can only show it during an extremely restrictive time frame, they will likely just cross your place off the list and go show the places that are easy to get into.
