Tips For a Photo Ready Listing

Do you ever feel like you could have prepared your listing some more after receiving your photos? Moreover, we know that superstar realtors like you have so many things on your mind. That’s why we have created this simple list that we found most realtors forget when it comes to preparing their listings for photography.


Front Exterior

The first impression means everything! Ensure the exterior is as clean as possible by following these steps:

  • Remember the importance of CURB APPEAL!
  • Close garage doors
  • Move garbage/recycling bins in the garage
  • Move cars from the driveway
  • Ensure driveway is clean (remove oil stains if any)
  • Landscaping (plant flowers, rake leaves, trim bushes/shrubs, mow the lawn)
  • Get rid of any toys from the front lawn
  • Remove any hoses, electrical cables 
  • Toss away any pet droppings
  • Power-wash the house if dirty and/or driveway
  • Ensure doorbell is working
  • Check for bugs/pests (mice, rats, ants, bees, wasps, nests)
  • Clean gutters if clogged
  • Ensure front door is clean and welcoming (place welcome matt if you wish)


This is the heart of the house, make it as welcoming as possible!

  • PLEASE REMOVE dirty dishes from the sink
  • Clear countertops of any food, baking supplies
  • Wipe countertops 
  • Remove magnets, drawings, and PHOTOS from the fridge
  • Hide garbage can under the sink
  • Remove sponges and rags from the sink
  • Clean all appliances
  • Clean all fixtures
  • Dust hanging lamps and window sill above the sink
  • Deodorize garbage disposal, dishwasher, and refrigerator
  • Vacuum/mop the floor

Dining Room

This is the primary area where a family gathers to dine, try to make it presentable!

  • Clear the room of any toys/items that don’t belong there
  • Dust the table
  • Wash the table with window cleaner or wood cleaner
  • Set the table
  • Straighten chairs
  • Remove any personal photos 
  • Vacuum/mop the floor

Family/Living Room

The main hangout area for most families, all the more reason to make it neat and enticing!

  • Remove excessive knick-knacks
  • Take out newspaper/magazines/mail 
  • Get rid of /throw away old candles
  • Throw out dead plants
  • Clean up toys
  • Arrange furniture to complement the space of the room
  • Fluff pillows and fold blankets/throws
  • Vacuum/mop the floor


Comfort is key when it comes to the area of rest, make the place look clean and peaceful!

  • Make the bed (tuck in the sheet, fluff the pillow)
  • Hide any personal photos and items from the nightstand or desk if any
  • Remove any photos or posters from the wall
  • hang /fold any clothing, remove any clothing from the floor 
  • Hide any valuables/jewelry
  • Vacuum/mop the floor

Master Bedrooms

Just like the bedrooms, the master bedroom is supposed to be a calm oasis of rest and relaxation, make sure the area is neat and clean! 

  • Remove any framed photos or hanging photos of family or personal photos
  • Remove/hide any jewelry 
  • Clear nightstand of clutter
  • Clear under the bed 
  • Remove/hide any laptops, chargers, charging cables
  • Fluff the pillow and fold the blanket/throw
  • Pick up any clothes from the floor
  • Fold any clothes and place in the closet
  • Vacuum/mop the floor


The place where you feel clean and restored should also be clean and tidy!

  • Remove any litter boxes if stored in the washroom
  • Remove any clutter from the countertop including face wash, makeup, toothbrush, toothpaste, etc.
  • Wipe the bathroom countertop
  • Wipe down the glass
  • Remove towels that have been used and replace with fresh towels
  • Close cabinet doors
  • Remove bottles of shampoo, razors, body wash, sponges, loofas from the shower
  • Empty garbage bins
  • Vacuum and mop the bathroom floor
  • Clean the grout in the shower
  • Remove soap residue in the bathtub
  • Clean the sink with a solution
  • Clean the toilet


This area is often overlooked, however,  always remember to double-check if the entire space is pleasing to the public!

  • Vacuum any dust bunnies lingering around the back of the washer/dryer
  • Remove any clutter
  • Remove clothes from washer/dryer if they are visible
  • Fold clothes and put away into the closet
  • Organize laundry detergents
  • Clean any spills/stains/residue on washer/dryer
  • Vacuum/mop the floor


A messy lawn is a turn-off, make sure the grass is well manicured and visually pleasing!

  • Remove any toys or equipment lying around
  • Dispose of any pet droppings 
  • Mow the lawn
  • Weed/garden if need be
  • Remove any dead plants or shrubs
  • Replace damaged landscape accessories
  • Clean /power wash the deck
  • Remove trash bins/recycling
  • Clean the pool


As for your pets, we know you love them, but your buyer may not make sure your pets are neat and always clean up after them!

  • Remove feeding/water bowls
  • Remove pet hair off the furniture
  • Hide any toys/leashes/dog beds out of view
